Facts as ACE published them, reviewed 11 September 2026
Quick answer
Search "ace arte floor plan" today and ACE Arte, Sector 150 Noida hands you a price list, not a drawing: three tentative sizes*, 1,927, 2,614 and 4,370 sq.ft, printed on the price list W.E.F. 21 August 2026. As at the desk's most recent read, 5 September 2026, ACE has published renders on its own channels but no site plan and no unit-wise floor-plan drawing for any of the three. The announcement flyer calls the largest configuration "4.5 Bedrooms"; the price list's own label, "4 BHK + S", is the one this site uses, and both describe the same 4,370 sq.ft line. What is settled today is the configuration, the tentative area* and the queue; what is not settled is the room, because that is what a floor plan shows and none has been released.

ACE Arte floor plan status, by configuration
No unit-wise floor plan has been published for ACE Arte as at the desk's read of 5 September 2026. The moment ACE releases one, this desk sends it out the same day. Ask now and yours goes out first:
3 BHK floor plan, the day it releases · 4 BHK floor plan · 4 BHK + S floor plan
Any drawing reaching you before ACE's own release is worth checking against the registration number before you rely on it.
This page is for the buyer who typed "ace arte floor plan" looking for a drawing and found a price list instead. It sets out exactly what that price list gives you in place of a plan, what ACE has and has not released on its own channels, what the words "tentative size" and "carpet area as defined under RERA" commit ACE to and do not, and what to get from the desk in writing before an EOI. Our desk is an independent UP-RERA registered channel partner (UPRERAAGT000309/01/2026) and not the developer, so nothing here is a quotation, and every size below keeps the qualifier the price list itself prints, tentative*.
What a floor-plan search turns up today
Three sizes and no drawing. The price list W.E.F. 21 August 2026 gives a configuration, a tentative area* and an EOI amount for each of three lines, 1,927, 2,614 and 4,370 sq.ft, and that list, not a floor-plan PDF, is what a floor-plan search on ACE Arte currently resolves to. The full row-by-row breakdown of those three sizes, the rate ladder behind them and the EOI amount for each, is on our ACE Arte sizes page. What that page and this one agree on is the same limit: a size on a price list is not a plan, and neither substitutes for the other.
The three sizes, their two labels, and where each drawing stands
One table holds what separates the three lines and what a floor-plan search would need to know about each. The price-list column is the label this site uses throughout; the flyer column exists because a quote using the other name still points at the same unit.
| Price-list label | Other printed label | Tentative size* | Floor-plan drawing published? |
|---|---|---|---|
| 3 BHK | Price-list label only; the flyer's wording for this line is not on file | 1,927 sq.ft | Not published. Renders only, per the desk's reads; no site plan either. |
| 4 BHK | Price-list label only; the flyer's wording for this line is not on file | 2,614 sq.ft | Not published. Renders only, per the desk's reads; no site plan either. |
| 4 BHK + S | 4.5 Bedrooms | 4,370 sq.ft | Not published. Renders only, per the desk's reads; no site plan either. |
*Every area above is printed as a "Tentative Size*" on the developer's price-list creative, and the list does not name the area basis behind it. Floor-plan status is as read by the desk on 29 July, 3 September and 5 September 2026; a later release would supersede this row.
The flyer's "4.5 Bedrooms" and the price list's "4 BHK + S" are one configuration
One unit, two names, and worth settling before any drawing enters the picture. ACE's announcement flyer styles the largest of the three sizes "4.5 Bedrooms"; the price list W.E.F. 21-08-2026, the dated document the EOI amount and the rate are drawn from, names the same 4,370 sq.ft line "4 BHK + S". This site keeps to the price-list form throughout, because it is the document with a date and a rate attached to it. If a broker or a listing quotes you a "4.5 BHK", it is not a fourth configuration and not a different floor plan waiting to be released; it is the 4,370 sq.ft line under its flyer name, and the drawing that eventually covers it, whenever ACE releases one, is the same single drawing either name would point to.
What ACE has published, and what it has not
Published, on ACE's own channels, as read by the desk on 29 July, 3 September and 5 September 2026: renders of the project. Not published, as at that same read: a site plan, and a unit-wise floor-plan drawing for the 3 BHK, the 4 BHK or the 4 BHK + S. A site plan and a floor plan answer different questions. A site plan situates towers, roads and open ground against each other; a floor plan situates rooms, balconies and walls within a single unit. Neither has been released for ACE Arte, though the layout and building plan behind them already carries a sanction reference. The fuller picture on what a site plan would show, and on that sanction reference, is on our ACE Arte site plan page.
What "tentative size" means before a plan exists
It means provisional, and specifically provisional in a way a floor plan would normally resolve. The price list prints "Tentative Size*" against each of 1,927, 2,614 and 4,370 sq.ft, and it does not name the area basis, whether that figure is measured to the outer wall, the inner wall or some other line, behind any of the three. A released floor plan is ordinarily the document that pins that basis down, because a drawing shows exactly where a wall sits and what side of it a measurement is taken from. Until ACE releases one for ACE Arte, the tentative size is a number a buyer can use to compare the three configurations against each other, and not yet a number that describes a room.
What carpet area under RERA means for a floor plan you have not seen
Carpet area as defined under RERA is a specific, smaller figure than a price list's tentative size*. Section 2(k) of the Real Estate (Regulation and Development) Act, 2016 defines it as the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah area and exclusive open terrace area, but including the area covered by internal partition walls. Read the section yourself in the Act as published at up-rera.in. On a released floor plan, carpet area is ordinarily the figure marked against each room, so the drawing and the defined figure normally travel together. For ACE Arte, since no unit-wise floor plan has been released, that pairing has not happened yet in public. The carpet area that will eventually bind a buyer is fixed in the Agreement for Sale executed under UPRERAPRJ528653/07/2026, and it is that document, not the tentative size printed on the price list, that a buyer should treat as the real figure.
What to ask the desk to put in writing
Two documents, each dated, cover what can be asked for today. The first is the cost sheet for the specific size under consideration, 1,927, 2,614 or 4,370 sq.ft, with the PLC, GST and other charge heads named on it as extra, since the price list prints those without a figure against them. The second is the sanctioned layout and building plan reference the developer prints on its own price-list creative, NOIDA/NIYOJAN/2026/1328 dated 09.06.2026, confirming that the layout the eventual towers sit within has already been approved, even though the drawing itself has not been released for circulation. The EOI that holds a priority number against each size is printed on the same list: ₹10,00,000 for 1,927 sq.ft, ₹15,00,000 for 2,614 sq.ft and ₹20,00,000 for 4,370 sq.ft. Neither of the two documents above is the unit floor plan, and neither is a substitute for the carpet area figure that the Agreement for Sale eventually fixes.
A floor plan carrying a different RERA number is not this project
Drawings circulate ahead of a developer's own release, and some of what circulates for this address belongs to a different filing. Any floor-plan drawing sent to you for ACE Arte should carry the registration number UPRERAPRJ528653/07/2026 printed on it. A drawing without that number, or carrying a different registration number, or branded under the earlier marketing name ACE Parkway 2.0 rather than the registered name, is not this project, whatever address or sector it is described against. Treat the registration number as the first thing to check on any drawing, before the size, the tower or the floor it claims to show.
Verify it yourself on the government register
ACE Arte is registered with UP-RERA as UPRERAPRJ528653/07/2026, registered 28-07-2026, at Plot No. SC-02/G, Sector-150, Noida, Uttar Pradesh, under promoter ACE Infracity Developers Private Limited. None of those register fields is a floor-plan drawing or a carpet-area figure; the register confirms that the project is registered, not what a room measures. Check the registration number yourself at up-rera.in before treating any drawing, cost sheet or size figure sent to you as final.
What to ask for before you decide
Which size are you weighing? Name the configuration, 3 BHK, 4 BHK or 4 BHK + S, and two dated documents come back: the cost sheet for that size, with every charge head named, and the sanctioned layout reference for the project as a whole. The unit floor plan follows the day ACE releases it, logged against your request so it goes out the same day.
- WhatsApp. Message +91 98114 05300 with your preferred configuration (3 BHK / 4 BHK / 4 BHK + S).
- Call. +91 98114 05300 to ask what stands published as of today.
- Email. [email protected], if you would rather have the documents on record in an inbox.
You buy directly from ACE Group, in your own name, with all payments to the developer's designated account. Our sales desk is an authorised channel partner paid by ACE Group, so there is no extra cost to you either way, and this is not ACE Group's official website.
What the search turns up today
- Three tentative sizes*, no drawing. The price list prints 1,927, 2,614 and 4,370 sq.ft; no unit-wise floor plan has been published as at the desk's reads of 29 July, 3 September and 5 September 2026.
- ACE has published renders on its own channels; a site plan and a unit-wise floor plan are further, different documents, and neither has been published yet.
- "4.5 Bedrooms" (flyer) and "4 BHK + S" (price list) are one 4,370 sq.ft configuration, not two.
- Tentative size is a comparison figure, not a measured one; the price list does not name its area basis.
- Carpet area as defined under RERA is fixed in the Agreement for Sale, not on the price list and not, so far, on any released drawing.
- Any floor plan you are sent must carry UPRERAPRJ528653/07/2026; one without that number, or branded ACE Parkway 2.0, is not this project.
Weighing a size, or waiting on the drawing? Either way the dated cost sheet is the next thing to read.

What floor plan can I actually see for ACE Arte today?
As at the desk's reads of 29 July, 3 September and 5 September 2026, ACE has published renders for ACE Arte on its own channels, but no site plan and no unit-wise floor-plan drawing. What you can see today is the price list W.E.F. 21-08-2026 with its three tentative sizes*, 1,927, 2,614 and 4,370 sq.ft, the specification sheet, and the renders. The room-by-room drawing for any one of those sizes has not been released for public circulation.
Is the flyer's "4.5 Bedrooms" unit a different floor plan from the price list's "4 BHK + S"?
No. Both names describe the same 4,370 sq.ft tentative* configuration. ACE's announcement flyer styles it 4.5 Bedrooms; the price list W.E.F. 21-08-2026 names it 4 BHK + S. This site uses the price-list form, because the price list is the dated document the EOI amount and the rate are drawn from. If a quote reaches you under either name, match it to the 4,370 sq.ft figure before comparing it to another.
What does "tentative size" mean when there is no floor plan to check it against?
It means the 1,927, 2,614 and 4,370 sq.ft figures on the price list are provisional numbers attached to a configuration, not measurements taken off a released drawing. The price list itself marks each one Tentative Size* and does not print the area basis behind it, so there is nothing yet to hold the figure against room by room. A floor plan, when ACE releases one, would be the document that shows how that tentative total splits into rooms, balconies and common areas; until then the number describes a unit's place on the price list, not its layout.
What is carpet area "as defined under RERA", and how does it relate to a floor plan?
Section 2(k) of the Real Estate (Regulation and Development) Act, 2016 defines carpet area as the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah area and exclusive open terrace area, but including the area covered by internal partition walls; it is a defined, smaller figure than a price list's tentative size*. A unit-wise floor plan is normally where that figure is marked room by room, but for ACE Arte the carpet area has not been shown on any released drawing. The figure that binds is the one fixed in the Agreement for Sale executed under UPRERAPRJ528653/07/2026, not the tentative size printed on the price list.
What should I ask the desk to put in writing before I pay an EOI on a size?
Two documents, each dated. First, the cost sheet for the specific size you want, 1,927, 2,614 or 4,370 sq.ft, naming the PLC, GST and other charge heads that sit above it without a figure, since the list prints those as extra. Second, the sanctioned layout and building plan reference the developer prints on its own price-list creative, NOIDA/NIYOJAN/2026/1328 dated 09.06.2026, so you know the layout your tower sits within has already been approved even though the drawing itself is not yet public. Neither document is the unit floor plan, and neither substitutes for the carpet area fixed in the Agreement for Sale.
ACE Arte ka floor plan drawing kab milega, aur ek galat drawing kaise pehchanein?
Abhi tak, yani 29 July, 3 September aur 5 September 2026 ki desk ki reads tak, ACE ne apne channels par sirf renders publish kiye hain; site plan aur unit-wise floor plan drawing, dono abhi tak release nahi hui hain. Jab tak wo nahi aati, price list W.E.F. 21-08-2026 ke teen tentative sizes*, 1,927, 2,614 aur 4,370 sq.ft, hi aapke paas hain. Agar koi drawing aapko milti hai, usme UPRERAPRJ528653/07/2026 likha hona chahiye; kisi aur registration number wali drawing ACE Arte ki nahi hai, chahe woh purane ACE Parkway 2.0 naam se ho ya kisi aur project ki ho.
