What is published, and what is not, as at 5 September 2026

Published by ACE: the price list W.E.F. 21-08-2026 with three tentative sizes* and one pre-launch rate; the launch flyer with the scale figures above; the technical specification sheet, room by room; a set of renders of the entrance plaza, the clubhouse, the pool and the towers; and, on ACE's official ACE Arte site, the sanction reference for the layout and building plan. Yet to be published for circulation: a site plan showing where each of the eleven towers stands, a master plan showing the clubhouse, the pool and the landscape in position, and a unit-wise floor plan for the 1,927, 2,614 and 4,370 sq.ft homes. That order of release is ordinary for a project registered on 28.07.2026 and launched on 1 September 2026; the sizes came first because the price list needed them.

The sanction reference, and what RERA hands you at booking

ACE's official site states that the layout and building plan for ACE Arte is sanctioned vide No. NOIDA/NIYOJAN/2026/1328 dated 09.06.2026, seven weeks before the UP-RERA registration. A sanctioned layout is a drawing that exists and has been approved, whether or not it has been printed in a brochure. Section 11(3)(a) of the Real Estate (Regulation and Development) Act, 2016 makes the promoter responsible, at the time of booking and the issue of the allotment letter, for making available to the allottee the sanctioned plans, layout plans and specifications approved by the competent authority. In practice that means the site plan you cannot download today is the document you are entitled to see at the site office when you book, and the one to ask for by its sanction number.

Four checks on any drawing you are sent before then

Drawings circulate ahead of the developer's release, and some of them carry a different ACE registration. Test any plan against these four before you price a unit off it:

  1. The registration number printed on it must read UPRERAPRJ528653/07/2026. A drawing carrying another ACE number is another ACE project.
  2. The name. A drawing branded ACE Parkway 2.0 predates the registered set, and the earlier marketing name is not the registered one.
  3. One drawing, one configuration. The same image cannot be the 3 BHK, the 4 BHK and the 4 BHK + S at once.
  4. The size must be one of 1,927, 2,614 or 4,370 sq.ft, the three the price list prints as tentative sizes*, and carpet area as defined under RERA is fixed in the Agreement for Sale rather than on any drawing.

What the renders show, and what they do not

ACE's renders of ACE Arte, reproduced on our homepage gallery with credit to ACE Group, show the entrance plaza and its water court, the clubhouse, the pool between the towers, the club lounge, the gymnasium, the indoor pool and an apartment foyer and kitchen. They are artist's impressions of the intent: the Neo-Classical elevation by Ar. Hafeez Contractor, the scale of the clubhouse, the landscape around the pool. They are not a plan, so they do not tell you which tower a render faces, which floor a kitchen sits on, or how a 1,927 sq.ft home divides into rooms. Read them for the architecture and wait for the drawing for the rest.

What to put in writing

Three things, each cheap to ask now. First, the sanctioned layout plan by its number, NOIDA/NIYOJAN/2026/1328, shown to you at booking as Section 11(3)(a) provides, with the tower, floor and unit number of your allotment marked on it. Second, the unit-wise plan for your size, with the carpet area figure that will appear in the Agreement for Sale rather than the tentative size* from the price list. Third, the stage-wise time schedule of completion that the same section of the Act requires at booking, read against the declared completion date of 15 February 2031 on the register.
