Sector 150 Noida: The Questions Buyers Ask Before They Choose a Project
The short answer
Sector 150 is a Sports City zone on the Noida Expressway, which is why it reads green and why almost nothing civic sits inside it. The expressway and the airport are working today. The stadium inside the sector is approved and planned. The golf course is ACE's flyer wording, not our measurement.
Most of the questions our desk gets about this sector are really one question asked six ways: which of the things people say about Sector 150 are true right now, and which are still on paper. So this page sorts the sector's selling points by status, says who made each claim, and is explicit about the places where we hold no figure at all.

What kind of sector is Sector 150, and why does it feel so empty?
Because it was zoned that way. Sector 150 is designated a Sports City under the Noida Authority masterplan, and our desk's Sector 150 connectivity guide records that mandate at around 600 acres, capping residential density and reserving large areas as green. The open feel is not a phase the sector will grow out of. It is the planning instrument working as intended.
The same instrument explains the thing buyers notice on their first site visit. There are no schools and no hospitals inside the sector boundary. That is a consequence of the zoning rather than a sign of a stalled sector, and it means daily life here runs on a car for as long as the zoning holds. Our connectivity guide records the nearest schools at roughly 7 to 8 km and hospitals at roughly 8 to 15 km, with the specific names and times in its table.
Which of the sector's selling points belong to ACE rather than to us?
Three of them, and we want the line drawn clearly because they get repeated on portal pages as though somebody measured them. ACE's announcement flyer for ACE Arte says the following about this address:
- It describes the sector as the "greenest sector in Noida with a golf course in the sector".
- It places the project near Noida International Airport and the international cricket stadium.
- For the project itself it states 784 units across 14.83 acres with 11 towers, a central green, a clubhouse and low density.
Read from ACE's ACE Arte announcement flyer. These are the developer's claims about its own project and its address, quoted as the flyer states them. Our desk has not measured or verified any of them independently. Press coverage dated 1 September 2026 separately uses the phrase 784 homes, which is the only one of these figures with a second published source behind it.
Is there really a golf course in the sector?
We do not know, and we are not going to pretend otherwise on a page a buyer might act on. What we have is the flyer's phrase. What we do not have is a facility name, an operator, an address within the sector, or a status. Those four things are what would turn the phrase into a fact, and none of them is in any document we have read.
If green space and a golf course are load bearing in your decision, that is a fair thing to want and a fair thing to ask for. Ask the developer's sales team for the facility name and its current status in writing, and hold the answer next to what you were told verbally. A claim that survives being written down is worth something.
Is the cricket stadium built?
Not yet. Our desk's Sector 150 connectivity guide records it as UPCA approved and planned, 31 acres, a planned capacity of 35,000 seats, targeted around 2028. It is a real approval, and it is also a plan. When a flyer says near the international cricket stadium, that is proximity to an approved site rather than to an operating venue, and the two feel very different when you are living there in 2028.
This matters more than it sounds. A stadium is the sort of amenity that gets priced in years before it opens, so a buyer paying for it today is paying against a target date they do not control.
Is the airport actually open?
Yes, and this is the sector's strongest current fact. Our connectivity guide records commercial operations at Noida International Airport starting on 15 June 2026, with the sector roughly 35 to 46 km away and an off peak drive of about 40 to 45 minutes via the Yamuna Expressway. It also records IGI Delhi at roughly 45 to 55 km, which means this address is now closer to its own international airport than to Delhi's.
Unlike the stadium and the golf course, nothing here is pending. The guide holds the route detail and the airport comparison, so we point rather than repeat.
Is there a metro station inside Sector 150?
No, and the answer will not change from the extension that people cite. The nearest station is Sector 148 on the Aqua Line, roughly 3.2 to 4 km away by road. The extension approved on 14 February 2026 is an 11.56 km elevated link from Botanical Garden to Sector 142, eight new stations, built by NMRC over roughly four years, and every one of those stations sits along that corridor rather than inside Sector 150. What the sector gets from it is a single interchange route into central Delhi from the Sector 148 stop once the link opens. Useful, but not a station of your own.
What runs today, and what is only announced?
Here is the whole sector sorted by status rather than by distance. If you take one table from this page, take this one, because almost every argument about Sector 150 comes down to a disagreement about which column something belongs in.

Which projects here can you actually check on the register?
Two, in what we track and can support from the register. Ace Parkway holds UPRERAPRJ4514, registered 09-08-2017, and is delivered. ACE ARTE holds UPRERAPRJ528653/07/2026, registered 28-07-2026, and is newly launched. Both are filings of ACE Infracity Developers.
Other developers hold registrations in Sector 150, and we are deliberately not publishing a sector roll call. A list like that is only worth reading if every row has been verified record by record, and we have not done that work here, so putting one on the page would be presenting research we did not do. What we hold no figure for
An honest sector page has to have this section, because the gaps are where buyers get sold estimates dressed as data.
- Resale and rental rates in Sector 150. We publish none. Portal averages swing with tower, floor and seller, and a single number would read as authority it has not earned.
- Rental yield. No sourced figure. Anyone quoting one for a sector where much of the stock is recent is extrapolating.
- The golf course. No facility name, no operator, no status. Only the flyer's phrase.
- Green cover as a percentage. The Sports City designation reserves green, and we have no measured share of the sector to quote against the word greenest.
- Water, power and civic services inside the sector. Nothing sourced. Ask the developer directly, project by project.

If ACE Arte is the project in front of you
Then the sector questions stop being abstract and the documents take over. The price list W.E.F. 21-08-2026 prints a launch BSP of ₹21,995/sq.ft*, a pre-launch discount of ₹5,000/sq.ft and a pre-launch BSP of ₹16,995/sq.ft*, with PLC, GST and other charges extra and no rupee figure printed against them. ACE's film end frame publishes "Starting From ₹3.27 CRORE*", which matches 1,927 sq.ft at ₹16,995. The three tentative sizes are 1,927, 2,614 and 4,370 sq.ft, and the list names no area basis.
Payment runs on the 20X5 plan: 10 per cent on booking, 10 per cent within 30 days, then 20 per cent each after ground floor slab casting, after 10th floor slab casting, on completion of super structure, and on offer of possession with other charges. Entry is by expression of interest at ₹10,00,000, ₹15,00,000 or ₹20,00,000 on a first come first serve basis against a priority number, and the list prints one guarantee worth reading twice: full payment refunded without any deduction if a unit is not allotted. The four things to get in writing, for any project in this sector
- The register number, checked on the portal. Search it at up-rera.in, which is the government record. Search the registered name, which is not always the marketed one.
- The area basis, written into the Agreement for Sale. RERA makes carpet area the defined term there. A launch price list naming no basis is normal, and it is also why this cannot be left verbal.
- The project's named RERA collection account. For ACE Arte the price list prints ICICI Bank Limited, Branch Sector-132 Noida, account 157905004675, in the name ACE INFRACITY DEVELOPERS PVT. LTD. COLLECTION ACCOUNT FOR ACE ARTE, cheques favouring ACE INFRACITY DEVELOPERS PVT. LTD. RERA COLLECTION A/C - ACE ARTE, payable at Delhi.
- The status of anything you are paying a premium for. Stadium, golf course, clubhouse, green. Ask whether it exists, is approved, or is proposed, and get the answer on paper.

Does Sector 150 Noida have a golf course?
The ACE Arte announcement flyer describes the address as the greenest sector in Noida with a golf course in the sector. That is the developer's wording on its own flyer, and we publish it as an attributed claim rather than as something our desk has been to look at. We hold no facility name, no operator and no status for it. If a golf course is part of why you are buying here, ask for those three things in writing before you pay anything.
Is the international cricket stadium in Sector 150 built?

ACE's flyer places the project near the international cricket stadium, which is the flyer's wording for something that is currently a plan rather than a venue. Treat it as an announced facility when you weigh it.
How far is Sector 150 Noida from Noida International Airport?
Roughly 35 to 46 km, with an off peak drive of about 40 to 45 minutes via the Yamuna Expressway, as recorded in our desk's Sector 150 connectivity guide. The airport at Jewar has been operating commercial flights since 15 June 2026, so this is a working airport rather than an announced one. Is there a metro station inside Sector 150 Noida?
No. The nearest is Sector 148 on the Aqua Line, roughly 3.2 to 4 km away by road, per our desk's Sector 150 connectivity guide. The Aqua Line extension approved on 14 February 2026 runs from Botanical Garden to Sector 142 and adds no station inside Sector 150, so what it gives this sector is an easier interchange rather than a stop of its own.
