ACE Arte and Ace Parkway: What a Sector 150 Buyer Is Actually Choosing Between

These are two projects, not two phases. Ace Parkway holds UP-RERA registration UPRERAPRJ4514 from 9 August 2017 and is delivered. ACE Arte holds UPRERAPRJ528653/07/2026 from 28 July 2026 and is a new launch on a construction linked plan. Same promoter, same sector, different stage, and that stage decides when your money leaves your account.

Our desk unpicks this on most first calls, and the unpicking always lands in the same place. Past the address they share, the two purchases behave nothing alike.

Is ACE Arte a second phase of Ace Parkway?

No. A UP-RERA registration is granted to one project. It covers that project's land, its declared timeline and its collection account, and it does not stretch to cover a second project built later by the same promoter. Two registrations means two projects, whatever the marketing shorthand says.

The shorthand is where the confusion starts. A good deal of broker material still calls the new project Parkway 2.0, which reads as a sequel. The register does not know that name. It knows ACE ARTE, and if you search Parkway on the portal you will find the 2017 record instead and conclude, reasonably but wrongly, that the new project is not registered. Search the registered name.

Both are filings of ACE Infracity Developers, and both sit in Sector 150 on the Noida Expressway. Everything else that separates them follows from those two dates being nine years apart.

What is genuinely different: the stage, not the address

Put the brochures aside and the choice is narrow. One of these is a building that exists. The other is a registered project with a declared construction period still ahead of it. That single difference sets the payment schedule, the thing you can inspect, the tax and loan mechanics, and what you are exposed to while you wait.

Our desk's published reading of the ACE Arte register entry records three separate fields: a proposed construction start of 15 August 2026, a proposed period of 55 months, and a declared date of completion of 15 February 2031. Read each of the three as the register carries it, rather than deriving one from another. We have not re-read the entry today, so treat this as our published reading and confirm each field yourself on the portal.

When does your money actually move?

This is the part buyers underweight, and it is the strongest reason to choose between the two rather than compare them on rate alone.

Read every one of those triggers as an event you could drive out and photograph. That is the point of a construction linked plan: the fifth call does not fall due because a quarter ended, it falls due because a super structure was completed. Before the plan starts there is the expression of interest, which runs at ₹10,00,000, ₹15,00,000 or ₹20,00,000 depending on the configuration, on a first come first serve basis against a priority number. The price list prints one guarantee and it is the only refund language on the document: full payment refunded without any deduction if a unit is not allotted. A delivered home, by contrast

There is no slab left to cast, so there is no milestone ladder to spread payment across. Whatever schedule you agree runs on the terms of that sale agreement and on your lender's disbursement, not on site progress. You gain certainty and you give up the staged outflow. Which of those two you want is a question about your own cash, not about either project.

What we are not going to print here. We hold no sourced resale or ready to move rate for Ace Parkway that we are willing to publish. Portal averages for a delivered project move with the specific floor, the specific tower and the specific seller, and a single number in a comparison table would look authoritative while being close to meaningless. If you want that side of the comparison, get two or three actual asking prices for units of the size you want and treat those as your figure, not ours.

What can you inspect before you pay?

On a delivered project, the building. You can see how the finish has aged, what the common areas look like on a weekday evening, and how the approach road behaves at the hour you would actually be driving it. That is a form of evidence a launch cannot give you, and it costs nothing but an afternoon.

On ACE Arte, what exists today is paperwork, so the paperwork is what we publish in full. The price list W.E.F. 21-08-2026 is transcribed row by row with its printed conditions. The specification sheet, read on 3 September 2026, is set out room by room: imported or Italian marble in the living and dining with a false ceiling and lights and an AC and fan provided, laminated wooden flooring in bedrooms, anti-skid tiles in balconies, bathrooms with a grid false ceiling and wall tiles to seven feet and hot and cold supply, and a kitchen with a two foot dado above the counter, a stone counter with an SS sink and modular cabinets. Read the sheet before you read anyone's amenity list.

What does ACE Arte cost, and what does the list leave unsaid?

The price list W.E.F. 21-08-2026 prints a launch BSP of ₹21,995/sq.ft*, a pre-launch discount of ₹5,000/sq.ft, and a pre-launch BSP of ₹16,995/sq.ft*. ACE's film end frame publishes "Starting From ₹3.27 CRORE*" and "PAYMENT PLAN* 20:20:20". Run the printed pre-launch rate against the smallest printed tentative size and you land on the developer's own headline, to the crore. The published number and the transcribed list agree, which is not something you can assume across a launch, and it is the reason we treat this list as reliable enough to publish row by row.

Configurations and sizes exactly as the price list W.E.F. 21-08-2026 prints them. The list marks every size Tentative Sizes* and names no area basis.

Two things the list does not tell you, and both are worth a written answer before you commit. It names no area basis at all, which is normal for a launch list and is precisely why the basis has to be pinned in the Agreement for Sale, where RERA makes carpet area the defined term. And it marks PLC, GST and other charges as extra without printing a rupee figure against any of them, so the document that tells you your actual outgo is a written cost sheet for your specific unit, not the list. One trap in that list. ACE HANEI sits at Sector 12, Greater Noida West, and is a different project from ACE Arte at Sector 150, Noida. The two get cross quoted often enough that figures from one turn up on pages about the other. Do not carry a number across.

What the choice actually turns on

Not on which project is better. Both are ACE Infracity filings in the same sector, and there is no general answer to which of them is the right purchase, only an answer for a particular person.

Three variables settle it, and all three are yours rather than the projects'. When you need to occupy, because a delivered home can be walked through and moved into and a launch cannot. How your cash arrives, because six calls spread across slab casting, super structure and possession behave very differently from a single settlement against a sale agreement, and one of those shapes will fit your income and your lender and the other will strain them. What you are willing to hold, which is to say the wait between paying and possessing, priced against entering at the printed pre-launch rate rather than at whatever a completed building trades for.

Line those three up honestly and the choice usually makes itself in about ten minutes. It does need someone to put your actual numbers into it, though, because the answer flips on details a page cannot see: the month you need to move, whether your funding is staged or lump sum, and how much of the wait you can carry without it costing you elsewhere.

What to get in writing, whichever way you go

  1. The register number, checked on the portal, not on a site. Search UPRERAPRJ528653/07/2026 or UPRERAPRJ4514 at up-rera.in. That is the government record. Ours is a transcription of it.
  2. The area basis, written into the Agreement for Sale. A size in square feet means nothing until you know what it measures, and the ACE Arte list names no basis.
  3. Payment only into the project's named collection account. For ACE Arte the price list prints ICICI Bank Limited, Branch Sector-132 Noida, account 157905004675, in the name ACE INFRACITY DEVELOPERS PVT. LTD. COLLECTION ACCOUNT FOR ACE ARTE, with cheques favouring ACE INFRACITY DEVELOPERS PVT. LTD. RERA COLLECTION A/C - ACE ARTE, payable at Delhi.
  4. What triggers each milestone, and who certifies it. Slab casting and completion of super structure are physical events. Ask how you will be told they happened.

Which is the better buy, the delivered project or the new launch?

There is no general answer, because the two are not the same kind of purchase. A delivered home can be walked through before you pay for it, and its schedule is set by the sale agreement rather than by site progress. ACE Arte is bought against a construction linked plan, where 20 per cent falls due after ground floor slab casting and the rest is spread across later milestones. Which one fits turns on three things that belong to you rather than to either project: when you need to occupy, whether your cash arrives staged or in one piece, and how long a wait you can carry. Put your own dates and funding against those and the answer is usually obvious.

When does ACE Arte have to be completed?

Our desk's published reading of the UP-RERA entry for UPRERAPRJ528653/07/2026 records a declared date of completion of 15 February 2031, against a proposed construction start of 15 August 2026 and a proposed period of 55 months. That is the promoter's declaration to the regulator, and it is the date worth quoting rather than any month mentioned in a conversation. We have not re-read the entry for this article, so confirm it at up-rera.in before you rely on it.

Where should ACE Arte payments go?

Into the project's own RERA collection account, and nowhere else.
