Almost nine years separate the first row of the table below from the last, and eight more registrations sit between them. None of what follows is our opinion about any of these projects. It is the register, transcribed, so you can lift any row and confirm it yourself in about a minute.

What does a UP-RERA registration number actually encode?
Three parts, and only the first is a rule you can lean on.
The prefix. UPRERAPRJ marks a project registration. Agents get UPRERAAGT instead. That single difference matters more than it looks: when a broker sends you a screenshot of a registration certificate, the prefix tells you whether you are looking at the project or at the broker. Ours is the agent kind, UPRERAAGT000309/01/2026, and it registers Vidastu Advisory to sell, not to build.
The serial. Nine of these ten carry a six-digit serial; Ace Parkway, the 2017 grant, carries four. Here is the part worth internalising, because people read meaning into it that is not there: the serial is not chronological. Ace Starlit, granted in 2021, is 677294. ACE 153, granted two years later in 2023, is 423807, a smaller number. Ace Terra in April 2024 is 683816, larger than ACE ARTE in July 2026 at 528653. So a bigger serial does not mean a newer registration, and you cannot rank two projects by their digits. Read the date.
The tail. Six of these ten end in a slash, a month and a year. In every one of those six, the tail matches the month and year the registration was granted: Ace Terra /04/2024 granted 04-04-2024, ACE ARTE /07/2026 granted 28-07-2026, and so on down the list. The four granted before April 2024 carry no tail at all. We looked for a UP-RERA notification announcing the format change and did not find one, so we are calling it a pattern in these ten rows rather than a documented rule. What we could not source. The reason for the numbering change, and whether the tail carries any meaning beyond the grant month. We are not going to guess at it, because a guess about how a government identifier is constructed is exactly the kind of thing that gets repeated as fact.
Is ACE HANEI the same project as ACE Arte?
No, and the two get mixed up often enough in search that it is worth stating flatly. ACE HANEI is at Sector 12, Greater Noida West, registered UPRERAPRJ677887/10/2024 on 11 October 2024. ACE Arte is at Sector 150, Noida, registered UPRERAPRJ528653/07/2026 on 28 July 2026. Different locations, different numbers, different filings, roughly two years apart.
The practical consequence: a price, a size, a specification or a date published about one of them is worthless as information about the other. If a page quotes a figure and does not say which registration it belongs to, you cannot use that figure. This is also why the ACE Arte price list on this site is transcribed with its own effective date of 21 August 2026 rather than summarised, and why every table here carries the registration it belongs to.
Is this every ACE project?
No. These ten are what our search of the register turned up, and we are publishing them as that rather than as a portfolio. Two honest reasons to treat the table as open-ended. A project is filed under a promoter entity, and an entity name does not have to read as ACE for the project to belong to the group, which is why the portal carries a Registered Promoter search alongside the project one. And the register separates projects by status into different lists, so a search of one list is not a search of all of them.

How do you check any of these rows yourself?
Open up-rera.in, use the SEARCH block on the homepage, choose Registered Projects, and search either the project name or the registration number. The detail page that opens is the authority's own record and it outranks anything on this site or any other. Do not take the shortcut of typing a project name into a search engine and trusting the first result, because broker pages outrank the register on most of these names.

What does UPRERAPRJ mean in a registration number?
It is the prefix UP-RERA puts on a project registration: UP, then RERA, then PRJ for project. The digits after it are the registration serial, and on newer grants a month and a year follow after a slash. Agent registrations carry UPRERAAGT instead, which is how you tell a project number apart from the number of the person selling to you. Our own agent registration is UPRERAAGT000309/01/2026.
Is ACE HANEI the same project as ACE Arte?
No. ACE HANEI is at Sector 12, Greater Noida West, registered UPRERAPRJ677887/10/2024 on 11 October 2024. ACE Arte is at Sector 150, Noida, registered UPRERAPRJ528653/07/2026 on 28 July 2026. They are separate filings with separate numbers in separate locations, so a price, a size or a date published for one tells you nothing about the other. Match every figure you read to a registration number before you use it.
Does a UP-RERA registration number tell me anything about price or quality?
No. The number identifies a filing and nothing more. What sits behind it on the register is the filed particulars: order number and date, project duration, proposed completion date, sanctioning competent authority, bank details, land records and the plan tables. A rate on the ground today, the tentative sizes on a current price list and anything described as an amenity all sit outside the register, and you should get those in writing with a date from whoever is selling to you.
